Conditions of Hire

 
 

1. Contract

The hiring contract is between the Guest and The Three Doves ("the Owner"). The contract becomes binding when the deposit is received and a booking confirmation is issued. The Guest must be at least 18 years of age at the time of booking.

2. Booking & Payment

  • A non-refundable deposit of 25% of the total hire fee is required at the time of booking.

  • The remaining balance must be paid no later than 6 weeks before the arrival date.

  • For bookings made within 6 weeks of arrival, full payment is required at the time of booking.

  • Failure to pay the balance on time may result in cancellation without refund of the deposit.

3. Cancellation Policy

  • If the stay is cancelled, or rescheduled, 10 days or less after a booking (and 6 weeks or more before the arrival date), a full refund will be given, minus a £50 admin fee.

  • Cancellations made more than 6 weeks before arrival will forfeit the deposit only.

  • Cancellations within 6 weeks of arrival will be non-refundable.

  • Guests are strongly advised to take out travel insurance to cover cancellations.

4. Security Deposit

A refundable security deposit may be required to cover damages or excessive cleaning fees. This will be refunded within 7 days of departure, provided there are no damages or breaches of contract.

5. Arrival & Departure

  • Check-in is from 3:00 PM on the arrival date.

  • Check-out is by 10:00 AM on the departure date.

  • Late check-outs may incur additional charges.

6. Guest Responsibilities

  • Guests are responsible for any damage caused during their stay.

  • The maximum number of occupants must not exceed the agreed limit.

  • The property must be left clean and tidy on departure.

  • No smoking inside the property or the gardens in front of the property.

  • No pets are allowed

7. Use of the Property

  • The property is for holiday use only and must not be sublet or used for events without prior permission.

  • Noise should be kept to a minimum between 10:00 PM and 8:00 AM.

8. Owner’s Rights

  • The Owner reserves the right to refuse a booking without explanation.

  • The Owner is not liable for events outside of their control (e.g., extreme weather, power cuts).

  • In the event of necessary maintenance or emergency, the Owner reserves the right to access the property.

 9. Complaints

Any issues should be reported immediately to the Owner to allow for prompt resolution. Retrospective complaints may not be considered.

10. Governing Law

These conditions are governed by the laws of England and Wales, and any disputes will be subject to the jurisdiction of English courts.

 

By confirming a booking, the Guest acknowledges and agrees to these terms and conditions.
